Occupancy comes down to response time and to how well guests are screened. Both require being available when the guest writes, not later that evening.


Answer fast, choose well, never double-book
An enquiry left waiting six hours usually goes elsewhere. We hold the line at the times guests actually search, evenings and weekends included, and we answer with the information they really want: walking distance to the Old Port, floor, parking, street noise, possible arrival time.
Screening matters as much as speed. A two-night stay booked for eight people in a flat meant for four ends badly, and you are the one left with the place to put right. We read profiles, ask the questions that are missing, and decline when a request does not fit the rules you set.
Calendars are kept in sync continuously as soon as a flat is listed on more than one channel. It is the only way to avoid a double booking, which costs far more than one lost night: it damages the listing's ranking for a long time.
Finally, we track platform payouts and reconcile them against the stays that actually took place, so you know at any moment what has been paid, what is pending and what was cancelled.
Questions about bookings
Can I turn a guest down?
The screening rules are yours: number of people, minimum stay, pets, parties, minimum age of the booker. We apply them and flag the borderline cases. A refusal never rests on anything other than those rules and the platform's own terms.
What happens with a last-minute cancellation?
The freed dates go straight back online and are offered to the waiting enquiries, which saves part of the lost nights. The cancellation terms you chose apply, and any cleaning already scheduled is either confirmed or moved, depending on the notice.
Will you change rates without telling me?
No. We propose seasonal grids and occasional adjustments around the big Marseille events, but nothing is applied until you approve it. The dates you have blocked for yourself are respected, no questions asked.
