Listing creation and optimisation
A listing is judged in four seconds, on one photograph and a title. We prepare the flat, photograph it and write the page that carries it.

What going live actually covers
It all starts with the flat itself. Before a single photograph, we tidy, clear the surfaces, remove the personal objects that have no place in a listing, open the curtains and dress the bed and the table as if guests were arriving. A room shot as found, with a phone charger on the bedside table, is spotted instantly.
Then come the images. If you already have photographs, we sort them, order them and drop without hesitation the ones that do the property no favours — the running order weighs as much as the quality. If you have none, a photo session can be ordered as an option, on quotation: it happens in daylight, room by room, looking for depth rather than wide angle, and also covers the view, the entrance to the building and the street — those are the questions that come by private message. A guest who discovers on arrival that the living room is half the size of the photograph leaves a review the listing will take months to recover from.
Then the copy: a title that names the neighbourhood and the type of property, a description that walks through the rooms in the order you cross them, an honest list of equipment, the floor and whether there is a lift, the house rules and the arrival conditions.
Finally the settings: minimum stay, notice before an arrival, cleaning fee, deposit, seasonal rates and calendar. You approve every value before publication, and we explain what each one actually changes about occupancy.

Tidying, depersonalising, setting the light and styling the rooms that carry the listing: living room, bedroom, kitchen, bathroom.

Daylight shoot, room by room, with the view and the surroundings. Selection and light retouching, without distorting what the guest will find.

Copy and settings
Title, description, equipment, house rules, rates and calendar. Published after your review, then adjusted over the first few weeks.
Questions about the listing
Are the photographs included in the €99?
The fee covers preparing the flat, writing the copy and setting up the whole listing, and it takes in the photographs you supply. A photo session is quoted separately: the amount is set by what there is to cover and by the deadline. We say so before starting, never on the invoice.
Do the photographs belong to me?
Yes, once the session has been ordered: the files are handed over at full resolution and remain yours to use, including if we stop working together. They are pictures of your property, not entries in our portfolio.
Do the photographs need redoing every year?
Not automatically. A new shoot makes sense when the furniture has changed, when a room has been repainted, or when the pictures were taken in winter for a flat whose terrace is the main selling point. Often, simply reordering the existing photographs is enough.
On how many platforms is the listing published?
It depends on your choice and on the property. More channels means better occupancy but demands rigorously synchronised calendars: we only open an extra channel if booking management is handed to us, otherwise the risk of a double booking falls on you.
Do you write the listing in English?
Yes. The description is written in French and then in English, and so are the automatic arrival messages. A large share of the guests coming to Marseille do not read French, and a machine-translated listing shows immediately.
